THE USE OF MULTIPLIERS TO ESTABLISH VALUE FOR COMMERCIAL PROPERTIES:

This course will cover a wide range of multipliers that are applied to the various forms of income producing and commercial properties. A discussion of the various multipliers along with case studies will assist the student in understanding the concepts of how and why they may be used by both buyers and sellers in the market to establish real estate value. The validity of the multiplier concept will be discussed along with case studies that will illustrate their applicability. We will explore the USPAP requirements and its applicability when determining value by the use of multipliers.

 

APPRAISING UNIQUE AND COMPLEX PROPERTIES:

This portion of the class will focus on appraisal assignments that are atypical, unique, complex and require appraiser competency. The course will cover which assignments are considered unique and how to proceed in the appraisal process. It will cover how to apply recognized techniques and methodology.  It will look at how to analyze, verify and reconcile information in the appraisal report and how unique and complex commercial properties can sometimes lead to using non-traditional valuation methods. Several commercial case studies will be presented and discussed.
